Making the most of your holiday property advertisement

We hope you will find your advertisement easy to set up but we are always here (during business hours) to help overcome any problems you might have.

Planning

Before you start, it is always a good idea to make a list of your property’s unique selling points, e.g. it might be in a great location, have a quirky decor, fabulous view or lots of character. Whatever it is, aim to make sure the qualities that make your property a great place to stay are clearly spelled out in your finished advertisement.

Photographs

It is worth spending time selecting your best photos which highlight your property’s best features. Choose your first photo carefully, as this will appear on your summary listing and so needs to entice visitors to find out more! Include some photos of your property’s unique selling points and it is a good idea to upload these first.

All photos should be in jpeg format and at least 800 x 600 pixels, or 2000 x 800 pixels if you want to promote your property with our Home Page Promotion. If your property would benefit from some new photos or a promotional video, we can arrange this for a reasonable fee through our partner company www.designhead.co.uk – please let us know.

You can add up to 10 photos per property, so make the most of this. Ensure your photos are high quality, with a good mix of exterior and interior shots – or otherwise people may suspect you of hiding something. Use your property’s name when uploading the images and try to use descriptive image titles… ‘Lovely, spacious gardens’ is much better than ‘outside space’, e.g. ty-bach-cottage-lovely-spacious-garden.jpg

Unique text

Please don’t just copy a description of your property from another website, as this can affect the website ranking position on search engines. Try to use at least some unique content to describe your property, including synonyms.

For the main description

Length – If the description is too short, it can look as if you can’t be bothered to enthuse about your property and this is unlikely to encourage people to come and stay. You don’t need to write much but if you highlight your property’s main selling points (near to a nice pub or golf course or with a lovely garden or view) in an enthusiastic way, then people are more likely to book. Too much text can be off-putting as well; use the ‘preview’ facility and check out how your advertisement looks aesthetically – it will help you decide if you have the appropriate amount of text.

Tone – Writing in an approachable, chatty way will help people react positively to your advertisement. Try and paint a picture of the kind of holiday people can have in your property – engage visitors’ imaginations and help them picture enjoying themselves in your property, as this will lead to more bookings.

Key points – Ensure you include the key points about your property, including the number of bedrooms and bathrooms, living space, kitchen facilities and the outside. Describe the local area, whether there’s a great café, pub or shops nearby or perhaps activities such as golf or fishing. It is best to assume that people know little about the area and its attractions. A good description will make it more likely that people won’t leave your advertisement to browse other websites for local information.

Choose your properties features and amenities carefully

These tell the visitor more about the facilities your property offers. Visitors to the site can also search by facility on the Advanced Search pages. If you have any queries, please don’t hesitate to contact us.

Maximise your exposure

Once your advertisement is up and running there are some things you can do to maximise the number of enquiries you get.

Maintain your calendars

There are many ways to search and browse for properties on our site but the Home Page date search is one of the most popular. To appear high in a date search, you need to keep your calendar updated.

To make it simpler for you, we can synchronise the calendar on our site with that on your own website or with a Google or iCal calendar on another site, so that you only need to keep one calendar updated. For help on sychronising your calendars click here.

Social Media

We actively use social media to help promote individual properties and we ask that you keep in contact and let us know if you have something special to tell people about or need any help with a promotion. We can’t promise to publicise every promotion but we would love to hear from you.

Social media is a great way of keeping websites high in Google rankings. Please like us on Facebook and Google+ and we will be delighted to reciprocate.

Optional extras

From time to time you may need additional exposure for your listing, for example to promote your property when you’ve had a cancellation, the following promotion options are available:

Home page promotion – £40/entry (calendar month)

Each calendar month we feature three properties with large photographs at the top of the home page and these link to one of the property advertisements.

Featured properties – £30/entry (calendar month)

For just £30, your property can appear on the home page Featured Properties section for a month. Up to six Featured Properties appear on our home page each month and your property will appear many times a day, so this can provide useful extra exposure.

Last minute – £20/entry (2-week period)

We also have a Last Minute page that enables you to promote your property with a special offer when you have a period without a booking. The thumbnail of your property appears as a static image on the Last Minute page for a two week period alongside details of the offer, which must be at least 10% or equivalent discount.

Properties with current special offers also appear in our newsletters and our social media postings.

The offers are always on a first come, first served basis, and all of our advertisements can be secured by payment via BACS or Paypal. Please contact us if you require more details, payment for the above can be made here.

We produce regular newsletters, which are sent out via email to promote last minute vacancies and highlight local festivals and events. Please contact us if you require more details.
